So here's the thing, lots of people keep asking why we would even consider selling the house now... Here's a little explanation of why we believe this makes sense for us.

We both believe that there are still more lay-offs to come and more economic downturn to be had -- to what extent, obviously we don't know. But, the more bankers and attorneys (and others obviously too -- but banking and law are king here) get laid off in our community, the more the housing inventory will rise. Right now, there are no homes in our asking price range, in our school district (which coincidentally is still selling). So, rather than wait for more homes to go on the market we thought it might be wise to preempt the market and sell now.

When we bought this house 2.5 years ago, we got an amazing deal on it -- which was in large part why we bought it. We've put a lot into it -- mostly our own labor. This has also increased the value of the home substantially. So, we look to be well-positioned to still make money off the house (not something you hear much of right now.) So why not try? The worst thing that can happen is that it won't sell. Moreover, we feel impressed that selling is the right thing to do for our family. Daniel is still gainfully employed by UBS here in NY -- so we would not turn away from that employment. But honestly, we don't know the next step (moving wise) for our family. That's why it's called a "leap of faith." This is not a baby step of something resembling faith. No, no...this is the real thing -- tights and all.
